West Eugene Village Homeowners Association, Inc. is a community of 176 members owning 175 single-family homes and one 0.07 acre undeveloped lot in Eugene, Oregon. Our community is located on the west side of Eugene, only 15 minutes from downtown, shopping, hospitals, colleges and great biking and walking trails. The Association is a non-profit corporation incorporated October 23, 2001, and governed by an elected Board of Directors. Board and committee members are unpaid volunteers.

Our quiet, friendly, family-oriented neighborhood is located at the corner of North Terry Street and Avalon Street. We share property lines with Avalon HOA and Summerfield Estates, and common areas adjacent to beautiful wetlands. Since we are a private community, we have common areas that include private streets with streetlights, sidewalks, interior walkways, perimeter fences and a park with a playground area for association members.

We are different from many manufactured home communities in that we all own our own land. During phase III of our development the Declarant (builder) went bankrupt and left 17 undeveloped lots that were subsequently sold to a new contractor who built traditional stick-built homes, so we are a mixture of manufactured homes and stick built homes all designed to look similar in style and architecture.   • Winter Lawn Care
    Mow high. Taller blades help grass develop deeper roots that are better at seeking out water underground.
    Water. As the rainy season moves in, be sure to turn off the water to your sprinkler system and close valves.
    Feed. Add winter nutrients to the lawn, watch for weeds and spot-treat to keep the roots from growing. On non-rainy days, treat for moss.
  • ATTENTION DOG WALKERS
    Owners are requesting that you not allow your dog to run into their yards to urinate or deposit waste. Keep Dogs of flowers. Dog urine kills flowers!
  • Crane Fly Control
    Apply insecticide in the Fall and again in the Spring to control crane fly and the larvae they lay in your lawn. If the larvae are not treated it will destroy your lawn. Any lawn service or garden shop can help you obtain “Crane Fly Kill” for treatment.
  • Annual Assessment Rate - 2022
    The assessment rate increased in 2022, $540.00 or $45.00 per month, will remain the same rate for 2023.

   Upcoming Events

  • ​​​Online Payments - 1Q 2023 
    ​Quarterly payments for Jan-Mar 2023 will be sent the week of December 26, 2022.  If using the online feature, you must add the $5.00 fee to your payment amount to send electronic payments. Members can still send checks to the HOA's P.O. Box 26505, Eugene, OR, 97402
  • Annual Meeting of Members - 2023
    Meeting was held on Oct. 23, 20212, at 7 pm, wherein the Board provided a financial report, updates regarding maintenance, utility clearances work, and announced the election results for three members to serve on the Board when current terms expire. 
  • Fall Leaf Season
    Residents are responsible for raking up and disposing of tree leaves throughout the year, and especially during the fall and winter. The City of Eugene does not collect leaves from private streets such as those in the HOA.
  • Annual Assessment Rate for 2023
    The Annual Assessment Rate for 2023 will remain the same. Annual Assessment Rate notice was mailed to all Owners 30-days prior to January 1, 2023 effective date.​
